Connecticut wholesaling laws

Connecticut's Public Act 25-168 (HB 7287) created a new chapter requiring real estate wholesalers to register with the Department of Consumer Protection and give sellers a written disclosure report, plus a 3-day cancellation right and a 90-day closing cap.
What the law requires
- You must hold a DCP wholesaler registration to act as a wholesaler — a broker/salesperson license doesn't exempt you.
- The contract must give the seller a 3-business-day period to review with an advisor and cancel without penalty (deposit returned).
- No closing date more than 90 days after signing unless all parties extend it in writing, or the contract auto-terminates.
- On/after Oct 1, 2026, give the seller the DCP's written wholesale disclosure report before signing; recording the contract is prohibited.
