How to estimate ARV from comps
The fastest reliable method pros use: price per square foot.
Example: comps average $205/sq ft × a 1,500 sq ft house = a ~$307,500 ARV.
Start with 3 to 5 truly comparable sales: renovated homes near the subject that sold in the last six months, similar in size and with the same bed and bath count. Divide each sale price by its square footage to get its price per square foot, then average those figures. Multiply that average by your subject home’s square footage for a quick, defensible ARV.
The tighter your comps, the better the estimate. When two homes are very different in size, price-per-square-foot can drift, so favor comps within about 20% of your subject’s size and adjust for obvious differences like a garage, an extra bath, or a finished basement.
