The fast way to budget a rehab

Price per square foot gets you a defensible number in seconds.

Budget = (Sq ft × $/sq ft) + Contingency

Example: 1,500 sq ft × $40 light remodel = $60,000 + 10% = a ~$66,000 budget.

Scope drives the rate. A cosmetic refresh — paint, flooring, fixtures, and a deep clean — is the cheapest path. A moderate renovation that touches the kitchen and baths costs more per foot, and a full gut down to the studs costs the most. Match the rate to the work the house actually needs.
