The simple math behind every wholesale deal

The calculator runs one formula — the same one experienced investors use to decide what to offer:

MAO = (ARV × 70%) − Repairs − Your Fee

Example: $300,000 ARV × 70% = $210,000 − $35,000 repairs − $10,000 fee = a $165,000 max offer.

What is the Maximum Allowable Offer (MAO)?

Your MAO is the most you can pay for a house and still leave room for your cash buyer's profit andyour own fee. Offer at or below it. If a listing doesn't pencil out, you skip it — don't fall in love with the house.

How to find the ARV

ARV (After-Repair Value) is what the home is worth fixed up. Pull 3–5 nearby homes that sold in the last 6 months, similar in size (within ~20%), same beds/baths, already renovated, within about half a mile — then average their sale prices.

How to estimate repairs

A quick rule of thumb is about $35 per square foot for a cosmetic refresh ($30–$40+ depending on your area; full gut jobs run higher). For a precise number, get a contractor's estimate before you close.
