Oklahoma's Predatory Real Estate Wholesaler Prohibition Act (effective Nov 1, 2021) requires wholesalers to hold a real estate license. A 2025 amendment adds homeowner disclosures and a two-business-day right to cancel.
What the law requires
- A real estate license is required to wholesale (2021 Act).
- Under the 2025 amendment, the contract must disclose the intent to assign or resell for profit and that the homeowner may cancel without penalty within two business days; missing disclosures can leave the contract unenforceable by the wholesaler.
