Running deals through the transaction pipeline
Once a deal is under contract, it moves into the Transaction Pipeline where you track every step from contract to close.
Opening a transaction
- 1Go to Transactions in the left sidebar.
- 2Click New transaction.
- 3Select the property (active deal rooms not already in an open transaction show here).
- 4Optionally assign a buyer, set the title company, escrow officer, assignment fee, closing costs, and target closing date.
- 5Choose the starting stage (defaults to Contract Signed).
- 6Click Create transaction.
DispoStack automatically updates the linked property's status to Under Contract if it was previously set to Evaluating.
The 8 pipeline stages

The kanban board
The Transactions page shows all your deals in a horizontal kanban. Each column is a stage, and each card shows:
- Property address
- Buyer name (if assigned)
- Assignment fee
- Target closing date
- Days in current stage
Use the Next and Prev buttons on each card to advance or retreat the stage without opening the detail page.
Transaction detail page
Click any card (or the address link) to open the full transaction detail. Here you can:
- Update the stage using the dropdown or the visual timeline
- Edit all fields inline (title company, escrow officer, fees, dates)
- Reassign the buyer using the buyer dropdown
- Record final numbers in the Profit Calculator section
The stage timeline at the top shows all 8 steps with the current stage highlighted in blue and completed steps in green. Click any step to jump directly to that stage.
Recording profit when closing
When you advance a deal to Closed:
- 1A green prompt appears asking you to enter final revenue and closing costs.
- 2Enter your Revenue (total amount received) in the Profit Calculator section.
- 3Enter or confirm Closing costs.
- 4DispoStack automatically computes Profit = Revenue − Closing Costs.
- 5The linked property's status is set to Closed.
Pipeline stats
The header row of the Transactions page shows four live stats:

| Pipeline fees | Sum of assignment fees in active transactions |
| Projected revenue | Sum of revenue fields in active transactions |
| Closed this month | Count + revenue of deals closed in the current calendar month |
The Pipeline $ stat card on the main Dashboard also shows total pipeline assignment fees, linking directly to the Transactions page.
Activity tracking
Every stage change automatically logs a note in the linked deal room's activity timeline — so the full deal history lives in one place whether you're looking at it from the deal room or the transaction.
Deleting a transaction
Only Owners and Admins can delete transactions. Open the transaction detail, scroll to Danger zone, and confirm. Deleting a transaction does not change the property status.
