Working in deal rooms
A deal room is the central hub for an active property — everything your team needs to work a deal from evaluation to closing is in one place.
What is a deal room?
Every time you have a property worth working — whether it came in as a lead or you sourced it directly — you create a deal room. Opening one puts you on a hero card up top: a photo, the address and status, quick facts (beds/baths/sqft/year built/lot size), and a number strip (Contract, Asking, ARV, Repairs, Spread) so the deal's headline numbers are visible at a glance without digging into a form. Below that:
- Your guided Package → Buyers → Blast workflow (share the listing, see your matched buyers, and send it out) sits right under the hero
- A collapsible Run the numbers section for AI-assisted ARV/repair/verdict analysis — tucked away by default so it doesn't compete with the workflow, but one click away and remembered per device
- Property facts (beds, baths, ARV, repairs) that anyone can update inline
- A chronological activity feed for calls, notes, emails, and status changes
- Task management tied directly to the property
- A link back to the original seller lead
Creating a deal room
Option A: Convert a lead Open any seller lead and click Convert to Deal Room. DispoStack copies the address, links the lead, and drops you straight into the new deal room.
Option B: Create manually
- 1Go to Deal Rooms in the left sidebar.
- 2Click New deal room in the top-right corner.
- 3A 3-step guided form walks you through it:
- Address — street address (the only required field), city/state/zip, property facts (beds, baths, sqft, year built, lot size, property type), and an optional link to an existing lead. Property details fill in automatically when we can find them for the address you enter — review and adjust anything before creating the deal room. Arriving from a won opportunity's linked lead, property facts and the ARV/repair estimate on the Numbers step also fill in automatically when we have them. - Terms — your contract terms with the seller: contract price, earnest money, effective date, option-period-ends date, close-of-escrow date, occupancy at closing, title company, and access/lockbox notes. Everything here is optional — fill in what you know now and update the rest from the deal room later. - Numbers & photos — ARV, repair estimate, and asking price (you'll see what percent of ARV your asking price is as you type), plus a spot to drop in photos (PNG, JPG, or WebP) right away.
- 4Click Create deal room. If you added photos, they upload automatically right after the deal room is created, and you'll land on your new deal room a moment later.
If you navigate away with unsaved information in the form, your browser will warn you before you lose it.
Updating the status
The status select in the header moves the deal through the pipeline:
Evaluating → Under Contract → Marketing → Assigned → Closing → Closed (or Dead)
Every status change is automatically logged as a "status" activity in the timeline with the before/after values.
Logging activity
The activity composer in the main column lets you log:
- Note — General observations, strategy notes
- Call — Phone call summary
- Text — SMS thread notes
- Email — Email summary or paste
Type your entry, select the type, and click Log (or press Cmd+Enter). The entry appears in the timeline with your name and a relative timestamp.
Editing property facts
There are two places to update a property's facts, and they stay in sync — no need to enter the same fact twice:
- The hero card — if facts are missing, click + Add property details to fill them in; once at least one is set, click the pencil next to the chips to edit beds, baths, square footage, year built, lot size, and property type. Inside that editor, click Look up details to fill in any empty fields automatically for the deal's address — review and adjust before saving.
- The property facts card (inside Run the numbers) — shows beds, baths, square footage, year built, ARV, and repair estimate. Click any value to edit it inline — it saves automatically when you click away.
Managing tasks on a deal
The tasks panel at the top of the right column shows all tasks for this property. You can:
- Check a circle to mark a task complete
- Click Add task to create a quick task with priority, due date, and assignee
- See completed tasks by expanding the "X completed" disclosure
- Click View all tasks to go to the full tasks page
Deleting a deal room
Only Owners and Admins can delete deal rooms. Scroll to Danger zone in the left column and confirm. This permanently deletes the deal room and all its activities.
