Using the Library: prompts, docs & SOPs
The Library is your team's reference shelf inside DispoStack — a single place for AI prompts, contract starter templates, and standard operating procedures (SOPs). Open it from the Library item in the left sidebar.
The Library uses a master-detail layout with two panels:
- Left rail — categories are listed under PROMPTS and DOCS sections. Click any category to load its items in the main pane. A Pinned entry appears at the top when you have pinned items.
- Main pane — shows the items for the selected category as a compact, scannable list. Click any row to open the full content in a slide-over panel on the right.

Use the search bar (or press /) to search titles and full body text across all items in both sections at once. Results are grouped by category with badges showing the kind.
Pinning favorites
Pin any item to the Pinned section for quick access:
- Hover over a row in the list and click the Pin icon.
- Or open an item and click the Pin button in the detail panel.
- Pinned items from both Prompts and Docs appear together in the Pinned view.
- Click the PinOff icon (or the Unpin button) to remove an item from Pinned.
Filling your Library from the Marketplace
The Library starts empty. You fill it by installing AI Prompt Packs and Docs Packs from the Marketplace:
- 1Go to Marketplace in the left sidebar.
- 2Filter by the Prompts or Docs tabs.
- 3Click What's inside on a card to preview, then click Install.
- 4Use the View Library link (or open Library from the sidebar) to see your new items.
There are 5 prompt packs (56 prompts total) covering negotiation scripts, objection handlers, deal analysis, seller outreach copy, and buyer outreach — plus 3 docs packs (32 documents total): a contracts pack and two SOP packs for acquisitions and dispo/closing.
Using prompts with ChatGPT or Claude
Prompts are written to be pasted straight into your AI tool of choice:
- 1Open the Prompts tab and find the prompt you need.
- 2Click the Copy prompt button (or expand the item and click Copy).
- 3Paste it into ChatGPT, Claude, or any other AI assistant.
- 4Fill in the placeholders. Every prompt uses placeholders in [BRACKETS] — for example [ADDRESS], [PHONE], [PRICE], [ARV], [CITY]. Replace each one with your real deal details before sending. The more specific you are, the better the output.
A prompt with placeholders left unfilled will produce generic results — always swap in your actual numbers and property details first.
The docs: contracts and SOPs
The Docs tab holds two kinds of documents:
- Contract starter templates (12) — purchase agreements, assignment contracts, addenda, and related forms, written as starting points for real estate wholesale and investment transactions.
- SOPs (20) — step-by-step operating procedures for acquisitions (lead intake, comping, offers) and disposition/closing (buyer marketing, assignment, closing coordination).
Docs render as formatted documents inside the Library, and the Copy markdown button copies the raw markdown so you can paste it into Google Docs, Notion, or your word processor of choice.
Important: contract templates are not legal advice
Every contract template in the Library carries this disclaimer, and it matters:
Template only — not legal advice. Real estate contract requirements vary by state. Have a licensed attorney in your state review and adapt this template before using it in any transaction.
In plain terms: these are starting points, not finished contracts. Real estate law differs significantly from state to state — required disclosures, assignment rules, inspection-period language, and earnest-money handling all vary. Take the template to a licensed real estate attorney in your state, have them adapt it, and only then use it in a real transaction. Do not sign or send an unreviewed template.
Deleting individual items
To remove a single item, click the trash icon on its row and confirm. Deletion is permanent — the item is removed from your library immediately.
If you delete an item by mistake, re-install its pack from the Marketplace: the install only adds the items that are missing, so your other items are untouched and the deleted one comes back.
Uninstalling a whole pack
To remove everything a pack installed, go to Marketplace, open the ... menu on the installed pack card, and choose Uninstall. This removes exactly the items that pack added to your Library — items from other packs are never touched. You can re-install the pack later at any time.
