Adding and managing seller leads

DispoStack's Leads CRM is where every motivated seller starts their journey. Here's how to get the most out of it.

Adding a lead manually

  1. 1Go to Leads in the left sidebar.
  2. 2Click the New lead button in the top-right corner.
  3. 3Fill in what you know — name, phone, email, property address, situation, and notes.
  4. 4At least one of name, phone, or email is required to save.
  5. 5Click Save lead. You'll land directly on the lead detail page.

What all the fields mean

  • Source — where this lead came from (cold call, direct mail, website, etc.)
  • Situation — the seller's circumstance (inherited, foreclosure, divorce, etc.)
  • Motivation — free text describing why they need to sell
  • Timeline — how urgently they need to close
  • Condition — what shape the property is in
  • Occupancy — whether the property is owner-occupied, tenant-occupied, or vacant
  • Score — a 0–100 quality score you assign manually (green = 70+, amber = 40–69, grey = below 40)
  • Notes — private team notes, not visible to the seller

Editing a lead

Open the lead detail page by clicking any lead in your list. All situation fields save automatically when you click away (on blur). Notes also autosave.

Changing lead status

On the lead detail page, use the Status dropdown to move the lead through the pipeline:

New → Contacted → Qualified → Appointment → Offer → Contract → Closed (or Dead)

Converting to a Deal Room

When a lead is ready to become an active deal, click Convert to Deal Room on the lead detail page. DispoStack will automatically:

  • Create a property record linked to this lead
  • Copy the address across
  • Bring your analysis with it — the Deal Analysis you ran on the lead appears in the new deal room, and the property's beds/baths/sqft, ARV, and repair estimate are pre-filled from your latest analysis so nothing starts blank
  • Add a system note to the deal activity log
  • Redirect you to the new deal room

The lead page and the deal room share the same layout on purpose: both lead with the property header and the Deal Analysis card up top, so converting feels like the same property gaining deal tools — not starting over. The deal room shows a "Lead ↗" link back to the original lead.

Deleting a lead

Only Owners and Admins can delete leads. Open the lead detail page, scroll to Danger zone, and confirm the deletion. This action cannot be undone.
