Scoring leads with AI

DispoStack can analyze a seller lead and assign a quality score from 0–100 using AI. The AI also writes a brief rationale explaining the score and suggests the single best next action to move the lead forward.

How to score a lead

  1. 1Open any lead from the Leads list.
  2. 2In the header card, next to the score ring, click Score with AI.
  3. 3The AI evaluates the lead's situation, motivation, timeline, condition, occupancy, source, and any notes.
  4. 4Within a few seconds, the score ring updates and a purple callout appears with the rationale and suggested next action.

What the AI considers

SituationInherited, foreclosure, and divorce situations typically signal higher urgency
MotivationClear, specific motivation language scores higher than vague answers
TimelineShorter timelines (30 days or less) score higher
ConditionKnown condition — even poor — scores better than unknown
OccupancyVacant properties often close faster
SourceDirect mail and PPC leads often score differently than referrals
NotesExtra detail adds context that can push the score up or down

Score thresholds

  • 80–100 (green) — Highly motivated, clear situation, urgent timeline
  • 60–79 (green-amber) — Good signals, some info gaps, reasonable timeline
  • 40–59 (amber) — Moderate interest or incomplete information
  • 20–39 (grey) — Weak motivation signals or very long timeline
  • 0–19 (grey) — Very little information available

Where the score is stored

The numeric score updates the score field on the lead (the same field you can edit manually). The full rationale and suggested next action are stored in the lead's metadata and shown in the callout. Previous manual scores are overwritten when you use AI scoring.

Running AI scoring again

You can click Score with AI as many times as you want. Each run overwrites the previous AI assessment. Use it again after adding new notes or situation details.

When AI is not available

If AI is not configured in this environment, the button appears grayed out with a tooltip. Contact your account administrator if you believe AI should be enabled.
