Finding motivated sellers with Seller Finder

Seller Finder is the acquisition side of your business: drop an area and it surfaces nearby owners who show motivation signals from public property records — then ranks them and pushes the ones you want straight into your leads.

These are likely motivated sellers, not confirmed ones — always verify before reaching out.

Installing Seller Finder

  1. 1Go to Marketplace in the left sidebar.
  2. 2Find Seller Finder and click Install.
  3. 3A new Find Sellers tool appears in your sidebar (under Leads). You also get free starter credits for skip tracing.

Finding sellers in an area

  1. 1Open Find Sellers.
  2. 2Type a city, neighborhood, or ZIP — it autocompletes as you type — and pick a search radius (1, 3, or 5 miles).
  3. 3Click Find sellers.

You'll get a ranked list of nearby owners who look motivated, plus an interactive map of the area with a pin for each owner (hover a pin for the details). Each owner shows a score (0–100), an Absentee or Owner-occupied tag, and the signals behind the score — like Owned 14 yrs, Out-of-state owner, or Built 1974.

The score favors long-time owners, absentee and out-of-state owners, and older homes — the classic motivated-seller profile.

Distress lists (tax-delinquent, pre-foreclosure, probate & more)

If distress lists are turned on for your account, you can supercharge your results with lists of distressed properties — for example a county's published tax-delinquent roll.

  1. 1On Find Sellers, click Distress lists.
  2. 2Click Import a list, give it a name, choose the distress type (tax-delinquent, pre-foreclosure, probate, vacant, and more), optionally note the source and "as of" date.
  3. 3Choose a CSV file that has a header row and an address column (named Address, Situs, or Property Address). Click Import list.

From then on, any owner in your searches whose property is on a list gets a red distress chip, a big score boost, and a red pin on the map. Owners that show up on multiple lists (or stack distress with absentee/long-tenure signals) get a 🔥 stacked badge — those are your hottest prospects. Use the Distress signals only and Stacked (3+ signals) filters to zero in on them. When you add a stacked owner to your leads, the distress carries over into the lead's motivation and situation.

Only use lists you're permitted to use (e.g. officially published public records). Rows without a usable street address are skipped on import.

Filtering & sorting

Use Filters above the list (instant, free) to narrow by occupancy, how long they've owned, out-of-state owners, property type, distance, minimum score, and to hide ones already in your leads. Sort by score, longest owned, closest, or who owns the most nearby. Export CSV downloads whatever you've filtered to.

Skip tracing & adding to leads

  • Skip trace any owner to pull phone & email — you're charged a small fee only when contact info is found (misses are free). DNC and litigator flags are shown in red.
  • Add drops the owner into your Leads with their signals, score, and (if traced) contact info.

Important: these owners are cold, public-record contacts — they did not opt in, so adding them does not trigger any automatic reply. Always get documented consent before calling or texting (TCPA); work them like any other cold lead.

Tips

  • Start tight (1 mile) for a focused list; widen if you need more names.
  • Sort by longest owned to find owners most likely sitting on equity and ready for a life change.
  • Skip trace your top-scoring owners first to keep credits focused on the best prospects.
